Overall, the market appears to be transitioning toward a more balanced supply-and-demand environment.

Last week’s data paints a mixed but important picture for housing. Consumer confidence is improving and homeownership ticked higher late last year—both positive signs. But slower population growth and a spike in job cuts suggest we shouldn’t ignore potential headwinds heading into 2026. The market is expected to grow this year, but uneven conditions will likely remain the norm.

 

Population Growth Slows — California Edges Down

The U.S. population grew just 0.5% (1.8 million people) between mid-2024 and mid-2025—the slowest pace since 2021. The primary driver was a sharp decline in net international migration.

 

At the state level, California was one of five states that saw a population decline, losing 9,465 residents. If this trend continues, housing demand could feel modest pressure in 2026–2027, particularly in higher-cost markets.

 

Underwater Mortgages Remain Low

Nationally, 3.0% of homeowners are considered “seriously underwater” (owing 25% more than their home’s value), up slightly from prior quarters. However, that’s still well below pre-pandemic levels.

 

In California, the share remains low at 1.7%, suggesting homeowners across the state continue to hold substantial equity—a stabilizing factor for our market.

 

Homeownership Edges Higher

The national homeownership rate rose to 65.7% in late 2025. Gains were strongest among buyers under 35. In California, the rate ticked up to 55.3%, though still below long-term averages.

 

With affordability projected to gradually improve in 2026, ownership levels could continue inching upward—but likely at a measured pace.

California Home Sales Reach Highest Level Since Fall 2022

California home sales improved again in November, rising both month over month and year over year to their highest level since September 2022. Existing single-family home sales increased 2.6% compared to last year, signaling steady recovery despite higher borrowing costs. Total sales through the first eleven months of 2025 also exceeded last year’s pace.

 

That said, momentum slowed toward the end of the year. California’s median home price remained essentially flat from a year ago in November, settling at $852,680 after a seasonal month-to-month decline. While prices dipped more than usual heading into winter, the broader trend shows stabilization rather than retreat.

 

Regional performance varied. Southern California posted a 1.2% year-over-year increase, while the Far North and Central Coast also saw modest gains. Meanwhile, the Bay Area and Central Valley experienced slight annual declines, underscoring the increasingly localized nature of today’s housing market.

 

Inflation Data Surprises—But Comes with Caveats

October’s inflation report showed slower-than-expected price growth, with the Consumer Price Index rising 2.7% year over year—its lowest level since June. While this was welcome news for financial markets, economists cautioned that the data may be distorted due to disruptions caused by the government shutdown, which delayed data collection and forced reliance on alternative sources.

 

As a result, inflation could rebound in upcoming reports, keeping interest rates—and housing affordability—sensitive to future economic data.

As we approach 2026, the U.S. economy is sending mixed — and sometimes conflicting — signals. The Federal Reserve has delivered another interest-rate cut but is signaling a pause ahead. Small business owners are feeling cautiously optimistic, even as labor-market softness, rising foreclosure activity, and growing consumer financial anxiety point to increased economic stress. Fed Cuts Rates Again — But Signals a Pause in 2026

At its December meeting, the Federal Open Market Committee (FOMC) voted to cut the federal funds rate by 25 basis points, bringing the target range to 3.50%–3.75%. While the move was widely expected, the Fed’s forward guidance suggests only one additional cut in 2026, if any.

The decision revealed deep internal divisions:

  • Some members emphasized cooling labor conditions as justification for easing policy.
  • Others warned of inflation risks tied to tariffs and supply-chain pressures, arguing for caution.

Fed Chair Jerome Powell noted that policy rates are now near “neutral,” meaning the Fed is neither stimulating nor restraining economic growth. As a result, the central bank plans to pause further action while it evaluates incoming inflation and employment data.

Importantly for housing, mortgage rates remained stable following the announcement and have been moving sideways in recent days.

Jobless Claims Spike, but Seasonal Factors Play a Role

U.S. initial jobless claims rose sharply by 44,000 to 236,000 for the week ending December 6 — the largest increase in more than four years. While eye-catching, the jump appears driven largely by seasonal volatility at the start of the holiday period.

At the same time:

  • Continuing claims fell to 1.838 million, the lowest since April.
  • In California, new jobless claims jumped to 48,041, up from 33,542 the week prior.
  • Continuing claims in the state also rose, signaling some underlying softness.

As we head into 2026, labor-market uncertainty remains a key variable for housing demand.

 

Consumers Grow More Pessimistic About Their Finances

According to the New York Fed’s Survey of Consumer Expectations, Americans are feeling less confident about their personal financial outlook — even as job security perceptions improve slightly.

Key findings:

  • Fewer people expect to lose their job in the next year.
  • Confidence in finding new work improved modestly.
  • However, 39% of consumers now say they are worse off financially than a year ago, up from 34.4%.
  • Only 26.5% expect to be better off a year from now.

Foreclosure Activity Rises for Ninth Straight Month

Foreclosure filings declined slightly month-over-month in November but rose 21% year-over-year, marking the ninth consecutive annual increase.

  • In California: The rate was 1 in 4,112 homes, ranking 19th nationally.

While foreclosure activity remains well below crisis-era levels, economic slowing and higher housing costs could put additional pressure on vulnerable homeowners heading into early 2026.
