Slower Start, Steadier Outlook: What Early 2026 Signals for Housing
The economy lost some momentum at the end of 2025, and California’s housing market reflected that softer tone to start the year. Sales slowed, prices eased, and policy uncertainty added caution to both buyers and builders.
But beneath the headlines, there are signs of resilience — consumer spending remains positive, AI-driven investment is expanding, and pending home sales suggest activity could rebound in the months ahead. While 2026 begins with some headwinds, the broader outlook remains cautiously optimistic.
Economic Growth Cools, But Doesn’t Stall
The U.S. economy grew at a 1.4% annualized pace in Q4 2025, down sharply from earlier in the year. A six-week government shutdown weighed on spending and likely shaved roughly one percentage point off GDP growth.
Consumer spending rose 2.4% — slower, but still positive — while business investment, particularly in AI, was a bright spot. For all of 2025, growth came in at 2.2%, the weakest since 2020, but still expansionary.
If the labor market stabilizes and investment remains strong, growth could firm up as we move further into 2026.
Tariff Ruling Adds Policy Uncertainty
A recent decision by the Supreme Court of the United States limited the president’s authority to impose tariffs under emergency powers, while new tariff proposals were quickly introduced under different provisions.
The result? Continued uncertainty for businesses and supply chains — a factor that could influence construction costs and builder sentiment in the near term.
🏡 California Housing: Softer but Stabilizing
In California, January home sales declined to their lowest level since mid-2025 as buyers navigated mortgage rate volatility. Sales fell 10.8% month-over-month, extending a multi-year stretch of subdued transaction levels.
The statewide median home price slipped to $823,180 — a 23-month low — reflecting cooler competition and elevated inventory compared to peak years.
Builder confidence also dipped, with affordability challenges and cost pressures tempering optimism. However, a stronger-than-usual rise in pending sales suggests closed transactions could improve in the coming months — especially with mortgage rates easing from recent highs.
Overall, the market appears to be transitioning toward a more balanced supply-and-demand environment.
Bottom Line
The economy slowed at the end of 2025, and housing began 2026 on a softer note. Policy uncertainty and affordability remain challenges, but improving mortgage rates and steady consumer fundamentals provide support.
For Southern California homeowners, the market is shifting toward balance — not decline. That means pricing correctly, preparing thoughtfully, and understanding neighborhood-level trends will matter more than ever in 2026.
If you’d like a customized update for your neighborhood, I’d be happy to put one together.
