Southern California Housing Market:
Rates Ease, but Buyers Remain Cautious
Southern California's housing market continues to move through a period of adjustment as we enter the second half of 2026. Mortgage rates have finally edged lower, inflation is showing signs of cooling, and home prices remain relatively firm—but affordability continues to limit buyer demand. Tight inventory is helping support prices in Long Beach and Orange County, while buyers remain selective and highly focused on monthly payments.
Mortgage Rates Offer a Small Dose of Relief
After five consecutive weeks of increases, the average 30-year fixed mortgage rate fell to 6.67% this week from 6.69% last week. While the decline is modest, lower borrowing costs could gradually improve purchasing power and encourage some buyers who have been waiting on the sidelines to reenter the market.
The latest CPI report also provided some encouragement. Annual inflation eased to 3.4% in July from 3.5% in June, while core inflation declined to 2.5%. Continued improvement in inflation could eventually create more room for lower interest rates.
Affordability Remains Southern California's Biggest Challenge
California's Housing Affordability Index declined from 22% in the first quarter to 19% in Q2. The statewide median home price reached approximately $916,750, with the estimated monthly payment on a median-priced home around $5,710.
For Southern California buyers, particularly first-time buyers, high home prices combined with mortgage rates near 6.7% continue to create a significant affordability hurdle. Even modest changes in mortgage rates can make a meaningful difference in monthly payments and purchasing power.
Long Beach Housing Market
Long Beach remains relatively resilient despite higher borrowing costs. The combined median sale price for single-family homes and condos was approximately $843,000 in Q2 2026, compared with about $850,000 a year earlier.
Inventory increased roughly 7% from last year, while closed sales declined about 4%. This suggests the market is becoming more balanced, giving buyers somewhat more choice while maintaining support for property values.
For sellers in neighborhoods such as Belmont Shore, Alamitos Beach, Naples, California Heights and Los Altos, pricing remains particularly important. Buyers are willing to act when a property is well-priced and presented effectively, but overpriced homes can sit longer.
Orange County Housing Market
Orange County continues to see stronger pricing than most of Southern California. The median price of an existing single-family home reached approximately $1.49 million in June 2026, about 1.4% higher than a year earlier.
Sales increased roughly 12% year over year, while inventory remained relatively constrained. The combination of limited supply and continued buyer demand is helping prevent significant price declines, although affordability remains a major limitation.
For Orange County homeowners considering selling, today's market favors properties that are properly priced, well-maintained and positioned against competing listings.
What Southern California Sellers Should Know
The Southern California market is more balanced than it was during the peak of the pandemic-era boom, but there are no signs of a widespread housing correction. Limited inventory continues to provide a floor under prices, particularly in desirable coastal and established communities.
The biggest wildcard is mortgage rates. If rates continue to moderate, more buyers could return during the second half of the year. If rates remain elevated, sales may continue at a slower pace even while prices remain relatively stable.
