🏡 Housing Market Showing Signs of Stability, But Affordability Remains the Biggest Challenge

 

After months of economic uncertainty, recent housing and economic data offer reasons for cautious optimism. Consumer confidence is improving, rental markets are strengthening, and buyer interest is beginning to rebound despite elevated mortgage rates. While affordability and slower job growth continue to present challenges, the second half of 2026 appears to be moving in a more positive direction if inflation continues to ease and borrowing costs stabilize.

 

Job Growth Slows, But the Labor Market Remains Resilient

The U.S. economy added 57,000 jobs in June, marking the fourth consecutive month of job gains, though hiring came in below expectations. The unemployment rate edged down to 4.2%, but much of the improvement was due to fewer people participating in the labor force. Wage growth also continued to trail inflation, which could limit consumer spending in the months ahead.

 

While hiring has cooled, the labor market remains fundamentally stable—an encouraging sign for the overall economy and housing market.

 

Consumer Confidence and Homebuying Interest Improve

Consumers became slightly more optimistic in June as easing gas prices and reduced geopolitical tensions helped improve expectations for the months ahead. More Americans now expect to purchase a home within the next six months, even as many believe mortgage rates will remain elevated.

 

Although concerns about the job market persist, improving buyer confidence suggests demand is still present and could strengthen further if borrowing costs begin to ease later this year.

 

Rental Market Continues to Strengthen

Apartment rents have increased for five consecutive months as seasonal demand returns and vacancy rates gradually decline. While rents remain slightly below last year's levels nationally, several California markets—including San Francisco, San Jose, and Fresno—are seeing some of the strongest annual rent growth in the country.

 

A strengthening rental market highlights the ongoing affordability challenges facing would-be homebuyers, many of whom continue renting while waiting for improved purchasing conditions.

 

Affordability Remains the Largest Hurdle

A new Pew Research Center study found that homeownership has become increasingly difficult for younger Americans. Since 2019, home prices have risen far faster than incomes, pushing affordability to its weakest level in nearly two decades. California continues to be among the nation's least affordable housing markets, making it especially difficult for first-time buyers to enter the market.

 

What This Means for Buyers and Sellers

While affordability remains a challenge, improving consumer confidence, resilient buyer demand, and stabilizing economic conditions are encouraging signs for Southern California's housing market. Buyers may benefit from less competition than during previous market peaks, while sellers continue to benefit from limited inventory and strong home values.

 

If inflation continues to cool and mortgage rates gradually move lower, the second half of 2026 could provide more opportunities for both buyers and sellers.
