Market Momentum Builds as Economic Data Offers Encouraging Signs
The latest round of economic updates brought a dose of optimism to the real estate world. Inflation cooled slightly, small business confidence ticked up, and households reported feeling better about their finances and job security. Mortgage rates improved as well, dipping to their lowest point in a month. While foreclosures edged up year-over-year, they remain under control—especially here in California, where the housing market and job environment continue to show resilience. It’s not all smooth sailing, but the data points to a market that’s finding its footing heading into summer.
Inflation Stays Tame in May
Consumer prices rose slightly less than expected in May, offering some relief to markets and mortgage borrowers. Energy prices slipped, helping offset increases in food, shelter, and other goods. The overall Consumer Price Index (CPI) rose 2.4% from a year ago, in line with expectations. Core CPI (which excludes food and energy) increased 2.8%—unchanged from the prior month and slightly below forecasts. While inflation hasn't vanished, it's not heating up either. That’s good news for rates… for now. However, major retailers like Walmart and Best Buy are signaling price hikes ahead, so we may see upward pressure on prices later this summer.
Small Business Confidence Rebounds
The National Federation of Independent Business (NFIB) reported a notable rise in small business optimism in May—the first increase in five months. The index climbed to 98.8, back above its long-term average. A cooling in trade tensions between the U.S. and China likely played a role. More business owners now expect better conditions in the months ahead, and expectations for inflation-adjusted sales improved as well. Still, some uncertainty remains, with supply chain issues and potential new tariffs keeping many business owners on edge.
Household Financial Outlook Improves
According to the New York Fed’s latest survey, Americans are feeling a bit more confident about their job security and finances. Fewer people said they expect to lose their jobs in the next year, and more believe they could find work quickly if needed. Earnings expectations also ticked up slightly. Meanwhile, the number of respondents who said their household financial situation will worsen over the next year dropped two percentage points from April. While sentiment is still cautious compared to late 2024, the trend is moving in the right direction.
Mortgage Rates Fall to Monthly Low
Thanks to cooler-than-expected inflation readings, mortgage rates have been moving lower, with the average 30-year fixed rate reaching a four-week low this week. While volatility may continue, especially with rising tensions in the Middle East, borrowers are welcoming the brief dip in rates—especially as summer house hunting heats up.
Foreclosures Tick Down in May
Foreclosure activity edged lower in May, with filings dropping 1.5% from April, according to ATTOM. That said, filings were still nearly 10% higher than a year ago. California remains below the national average, with one foreclosure for every 3,515 housing units—ranking 13th among U.S. states. With home values hitting record highs and unemployment still relatively low, foreclosure rates are expected to remain stable in the months ahead.

From easing inflation to improved financial confidence and softer mortgage rates, this week’s data delivered a rare mix of positives for buyers and sellers alike. While headwinds like tariffs and global tensions remain, the market appears to be stabilizing—and that’s a trend worth watching.
