Signs of Change as Spring Housing Season Kicks Off
The U.S. economy is sending mixed signals this spring, and the real estate market is right in the middle of the action. While mortgage rates dipped briefly in March—giving new home sales a surprising boost—other factors like inflation worries, rising construction costs, and global trade tensions continue to cast a shadow over long-term market confidence.
🏡 New Home Sales Surge, But Headwinds Remain
In a bit of good news, new home sales jumped to an annualized rate of 724,000 in March—the strongest pace we've seen since last September. Buyers jumped at the chance to lock in slightly lower mortgage rates, driving the increase. However, this surge was mostly driven by activity in the South. Here in the West, sales actually declined 12.2% from the same time last year.
Prices, on the other hand, moved in the opposite direction. The median price for a new home dropped 7.5% year-over-year to $403,600, suggesting some pricing flexibility in the face of higher borrowing costs. Inventory also ticked up, with over 500,000 homes on the market—giving buyers more options, but also signaling some hesitancy on the demand side.
Still, it’s important to note that this uptick could be temporary. New tariffs and rising construction costs are expected to put pressure on builders and buyers alike. In fact, housing starts have already slowed toward the end of Q1.
💬 Consumer Confidence Takes a Hit
The economic uncertainty is also showing up in consumer sentiment. In April, confidence dropped 8% to one of its lowest levels in decades. Inflation concerns, volatile trade policies, and recession fears are weighing heavily on people’s minds—particularly middle-income households. This is important because consumer spending makes up a large portion of our economy, and any pullback could affect housing demand in the coming months.
🏠 California Inventory Grows, but Buyers Stay Cautious
Closer to home here in California, we’re seeing a significant increase in listing activity. According to a recent survey by the California Association of REALTORS®, 40% of agents had a recent listing appointment and over a third were able to bring a property to market—marking the busiest activity in five years. MLS data backs this up, showing double-digit growth in new listings.
That said, demand hasn’t caught up just yet. Higher mortgage rates and economic uncertainty continue to keep many buyers on the sidelines. Sales activity remains soft as we enter what’s traditionally the busiest time of year. While more inventory usually supports price stability, slower demand may start to cool price growth in the coming months.
