Southern California Housing Market Update: Cautious Optimism Heading Into Summer
The Southern California housing market is showing signs of gradual improvement as we move into the summer season. Inflation pressures have eased a little, job growth remains steady, and housing affordability has improved compared to recent years. However, elevated mortgage rates and ongoing geopolitical uncertainty are still causing many buyers and sellers to remain cautious.
California Affordability Improves
California housing affordability reached its highest level in four years during the first quarter of 2026. The statewide Housing Affordability Index rose to 22%, helped by slightly lower mortgage rates, slower price growth, and higher household incomes.
Monthly mortgage payments on a median-priced home declined from both the previous quarter and last year, offering some relief to buyers. Still, affordability remains a challenge, as households need an income of roughly $204,800 to comfortably purchase a median-priced home in California.
Job Market Remains Stable
The U.S. economy added 115,000 jobs in April, marking the second straight month of positive job growth. Healthcare and transportation sectors led hiring gains, while unemployment held steady at 4.3%.
Stable employment continues to support the housing market, although slower wage growth and rising energy costs could pressure consumer spending in the months ahead.
Buyers Responding to Lower Prices
New home sales increased in March despite higher mortgage rates, signaling that buyers remain active when pricing and incentives improve. Builders have responded to affordability concerns by lowering prices and offering incentives to attract buyers.
The median price of a newly built home in the US dropped to $387,400 ($854,000 in California) — the lowest level since 2021 — while inventory levels declined slightly heading into the busy spring and summer market.
Inflation Still a Key Concern
Consumer inflation expectations rose again in April, largely driven by concerns over energy prices and global instability. However, longer-term inflation expectations remained stable, suggesting consumers still believe inflation pressures may ease over time.
