Despite a slow start to the year, the California housing market showed signs of resilience in March. Sales of existing single-family homes in California dipped 2.3% from February but remained 4.9% higher than March 2024. At a seasonally adjusted annualized rate of 277,030 units, March sales stayed above the 3-month average, though overall levels are still below the 300K benchmark seen over two years ago. Meanwhile, pending sales declined year-over-year for the fourth consecutive month as consumer concerns over recession risk and personal finances weighed on housing sentiment.
📈 Inventory Reaches 6-Month High
Housing supply continues to climb, with active listings rising at the fastest annual pace since January 2023. March marked the 14th straight month of year-over-year inventory growth, with new listings increasing over 20% from February. While February’s slight dip now appears to be a short-term reaction to financial market volatility, the boost in inventory could provide more options for buyers and help ease price pressure.
🛍️ Consumer Spending Up, But Caution Ahead
Retail sales exceeded expectations in March, rising sharply by 1.2% as consumers accelerated purchases ahead of anticipated price hikes from tariffs. Categories like motor vehicles, garden supplies, and building materials saw strong gains. However, with low consumer sentiment and rising cost concerns, spending may cool off in Q2 if trade tensions persist.
🏗️ Home Construction Slows on Tariff Fears
U.S. housing starts fell 11.4% in March, with single-family starts down 14.2% — the lowest level since July 2024. In the West, where California leads, housing starts dropped nearly 31% month-over-month. While permits rose slightly overall, single-family permits declined 2% as builders faced rising material costs, high interest rates, and ongoing labor shortages.
🧱 Builder Confidence Ticks Up — But Concerns Remain
Builder sentiment saw a modest rebound in April, with the NAHB index climbing to 40 from 39. Slightly lower mortgage rates late in March may have offered a lift, but tariffs continue to drive up material prices — with an average $10,900 added to new home costs. Nearly 30% of builders reported price reductions, and sales incentives are becoming more common.
