California Home Sales and Prices Tick Higher
After a slower start to the year, California’s housing market is showing early signs of life. A modest dip in mortgage rates helped bring buyers back into the market in February, pushing both home sales and prices slightly higher. While challenges remain—especially around affordability and economic uncertainty—the latest data suggests the spring market may be off to a more active start than expected.

- Median Price: $830,370 (↑ 0.9% month-over-month, slight gain year-over-year)
- Mortgage Rates: ~6.05% (down from 6.84% one year ago)
- Days on Market: 29 days (up slightly from 26 days last year)
- Inventory: 4.0 months of supply
Sales Rebound, But Market Still Below Normal
February home sales saw a solid month-to-month increase, a welcome shift after a sluggish January. However, sales remain below the 300,000 annual pace for the 41st straight month, highlighting that the market is still recovering rather than booming.
Encouragingly, pending sales activity suggests we could see further improvement in the coming months—assuming mortgage rates remain relatively stable.
Prices Edge Higher as Spring Approaches
The statewide median home price rebounded to $830,370, marking a modest increase from both last month and last year. This follows a brief dip earlier in the winter and aligns with typical seasonal trends as we head into the spring buying season.
That said, price growth remains moderate, as affordability challenges and broader economic concerns continue to keep a lid on how quickly prices can rise.
Inventory Tightens Slightly
Housing supply dipped to 4.0 months, down from January and flat year-over-year. This marks the first pullback in inventory in over two years, suggesting some homeowners may be holding off on listing amid rate volatility and economic uncertainty.
While inventory is still higher than pandemic-era lows, the pace of growth appears to be slowing—something that could help support prices moving forward.
What This Means for Southern California
In Southern California, the market remains relatively stable but slightly softer compared to other regions:
- Sales were down 0.6% year-over-year
- Prices dipped 0.5% annually
Even so, well-priced homes in desirable areas across Southern California, continue to attract strong interest. With mortgage rates still below last year’s levels, buyer activity could pick up as we move deeper into the spring season—especially if rates stabilize.

The February data points to a housing market that is gradually regaining momentum here in Southern California, including Long Beach and Orange County. Lower mortgage rates helped bring buyers off the sidelines, lifting both sales and prices. However, the recovery remains fragile.
