Southern California Market Update: A Strong Finish to 2024 with Challenges Ahead

As we step into 2025, California’s housing market closed out the previous year on a high note. Despite challenges like elevated mortgage rates and devastating wildfires in the Los Angeles region, the state saw a solid rebound in home sales and prices. Here’s an in-depth look at the latest developments shaping the real estate landscape.

California Ends 2024 with Strong Home Sales

California’s housing market capped off 2024 with the highest monthly sales levels in five months and the largest year-over-year increase in existing home sales since mid-2021. Total sales of single-family homes grew by 4.3% for the year, marking the first annual gain in three years.

Key drivers of the uptick include:

  • A low comparison base from late 2023, when home sales hit their lowest point since 2007.
  • Gradual improvements in buyer activity despite higher borrowing costs.

While sales remain well below pre-pandemic norms of 400,000 units annually, the rebound provides optimism for continued growth as we head into the traditionally busier spring homebuying season.

Home Prices See Consistent Growth

California’s statewide median home price ended 2024 with 18 consecutive months of year-over-year gains. For the year, the median price increased by 6.3%, recovering from a slight dip in 2023.

Notable trends:

  • The December median price recorded stronger-than-average monthly growth compared to historical trends.
  • Modest price growth is expected to continue into the first quarter of 2025, in line with seasonal patterns.

The limited housing inventory, coupled with steady demand, should keep price increases in check, though the market may see heightened competition in some areas as buyers reenter in spring.

Challenges Ahead for the Market

While the outlook for 2025 remains positive, several challenges could weigh on the housing market:

  1. Sticky Inflation: Though inflation eased slightly at the end of 2024, core inflation remains a concern and could impact purchasing power.
  2. Mortgage Rates: Rates remain elevated, and fluctuations tied to Federal Reserve policy may dampen buyer activity in the near term.
  3. Insurance Crisis: Ongoing challenges in securing affordable homeowner insurance, particularly in wildfire-prone regions, may create additional hurdles for buyers and sellers.
  4. Policy Shifts: New initiatives under the White House administration could also introduce uncertainty to the housing landscape.

Economic Highlights Supporting the Housing Market

Core Inflation Moderates

The Consumer Price Index (CPI) for December showed a deceleration in core inflation (excluding food and energy) for the first time in five months. Core inflation dropped to 3.2% year-over-year, compared to 3.3% in prior months.

Key takeaways:

  • Shelter costs rose 4.6% annually, marking the smallest gain since early 2022, signaling a slowdown in housing-related inflation.
  • Mortgage rates dipped by over 15 basis points following the inflation report, offering temporary relief for buyers.

Retail Sales Show Resilience

Retail sales rose 0.4% in December and 3.9% year-over-year, with strength in categories like miscellaneous retail, sporting goods, and furniture. Despite falling slightly short of expectations, holiday spending remained strong, supporting optimism for broader economic stability in early 2025.

Foreclosure Activity Declines

U.S. foreclosure activity dropped for the first time since 2021, with 2024 filings down 10% year-over-year and 35% below 2019 levels. California reported 29,529 foreclosure starts in 2024, a modest 1.2% increase from 2023, highlighting a stabilizing market.

Looking Ahead: Opportunities and Market Stability

While California’s housing market faces headwinds, the resilience shown in late 2024 sets the stage for a promising spring home buying season. As home prices stabilize and economic growth continues, buyers and sellers will find opportunities to navigate these evolving market conditions.

If you have questions about what these trends mean for your real estate goals or are considering making a move in 2025, let’s connect. I’m here to help you make informed decisions in this dynamic market.
